All bookings and payments accepted by Camstay are subject to these terms and conditions. Your booking is only confirmed upon prepayment of the total price, which will be taken before arrival.
All prices on our website are inclusive of VAT, which is charged at 20% for the first 28 nights (5% between 15th July 2020 and 30th September 2021 / 12.5% between 1st October 2021 and 31st March 2022) and then reduces to 4% from night 29 onwards (1% between 15th July 2020 and 31st March 2022). All prices are based on costs prevailing at the time of quotation and may be subject to change.
Payment must be made in UK Pounds Sterling and must be clear of all bank charges, exchange rate variations, and any other deductions. Camstay are pleased to accept the following methods of payment - credit/debit card, PayPal and direct bank transfer. Your booking reference number should always be quoted.
The price charged depends on the length of your stay. If your stay reduces in length resulting in your stay falling into a different discount level, you will be required to pay the difference in the two rates from the start of your stay.
CANCELLATION AND CHANGES
For free cancellation policies, you may cancel 1 day before arrival. If cancelled later or in case of a no-show, the total price of the reservation will be charged. Cancellations must be made in writing by registered delivery, online or via email. You are responsible for ensuring the notification has been received. You will be deemed to have cancelled your booking on the day your notification arrives at our office.
If you wish to alter your booking (e.g. change the dates of your stay or the property), Camstay will use all reasonable efforts to comply with your request, however we cannot guarantee that we will be able to do so and accept no liability for any loss, damage or additional expense that may be incurred in those circumstances. Delayed arrivals and early departures will be treated as cancellation, and so will be subject to the cancellation charges above.
Camstay will not be liable for any delay, loss, damage or expenses incurred if your booking needs to be altered or cancelled or we are unable to perform our contractual obligations as a result of events beyond our reasonable control, which shall include but not be limited to events such as war, civil strife, terrorist activity, labour disputes, natural or man-made disaster, fire, flood, and adverse weather conditions.
ARRIVAL / DEPARTURE
All properties are usually available from 3pm on the day of arrival and must be vacated by 10.30am on the day of departure. Early check-in/out can be arranged in advance and is dependent on availability. Should you check-out after 10.30am on the day of departure and this has not been pre-arranged then Camstay reserve the right to charge an additional day’s fee.
Guests must complete a quick online SUPERHOG verification process and are required to show photo identification and a credit card at check-in. Your credit card may be pre-authorised to cover additional costs e.g. lost keys, serious damage, broken/stolen items, additional cleaning. Failure to comply with the above may result in your booking being cancelled with no refund due.
Camstay reserves the right to refuse entry to any of our properties where we feel they may be used for illegal or immoral purposes, or for any other unspecified reason.
On arrival you will be supplied with keys for access to the property. These may include key fobs for parking or an electronic access key. Failure to return all these items will incur additional costs (minimum £250) for replacements and changes of locks.
The property and all equipment must be left clean, tidy and free from any damage at the end of the rental period. You must report to Camstay any broken or damaged items as soon as possible. Any damage to any part of the property or any of the fixtures and fittings will be chargeable and you will be responsible for paying the full replacement cost including any business interruption losses.
Camstay reserves the right to charge for any additional cleaning needed above the normal cleaning duties (minimum £50).
Properties are strictly non-smoking. If smoking within a property becomes apparent, then Camstay reserves the right to charge £500 for professional cleaning and fumigation and all persons will be required to vacate the property immediately with no refund due.
No pets allowed.
Camstay has the right to terminate a booking at any time on the grounds of abuse to staff or other guests, mistreatment of the property or criminal activity on the part of those occupying the property or their guests.
Camstay operates a strict no noise policy, with no music after 10.00pm.
Camstay cannot accommodate stag or hen parties, or any other types of parties or gatherings. If, on arrival, it is felt you are intending to use the property for such an event you may be refused entrance. If it is discovered that you are holding such an event after arrival, or any complaints are received relating to excessive noise and unreasonable behaviour, you will be required to vacate the property immediately. In such circumstances, Camstay are not obliged to provide or locate alternative accommodation and will charge a £500 penalty fee.
Only the person(s) named on the booking form may occupy the property. If there are additional persons found to be staying at the property without our prior agreement, then all guests will be asked to leave immediately with no refund due. The person placing the booking will be responsible for the acts of all guests (whether permitted or not) at the property during your stay.
The property is to be kept reasonably clean and tidy with security being considered at all times. Doors should be locked and windows closed when leaving the property.
Camstay cannot be held responsible for any personal injury, loss or damage to personal effects whatsoever arising at the property.
Neither Camstay, nor our representatives, can be held responsible for any circumstances beyond our control including, but not limited to, mechanical breakdown, illness or failure of any public service supply.
If any faults cause the broadband to stop working we will endeavour to get the problem rectified as quickly as possible but we cannot be held liable for any losses resulting from the loss of connection. Any illegal internet activity e.g. illegal file sharing or downloads, will result in the internet being terminated for the duration of your stay.
The property hire cost does not include any personal insurance cover. It is advisable to take out insurance against cancellation, personal accidents and illness.
Parking may be provided by prior agreement. Vehicles and their contents are left entirely at the owner's own risk. Camstay accepts no responsibility for any loss or damage incurred.
Representatives of Camstay maintain the right to access to the property at any time, for the purpose of inspection, essential repairs or maintenance work.
Any complaints about the properties or their contents should be brought to the attention of Camstay at the earliest opportunity, preferably during your period of stay. Written complaints should be sent to - Camstay Ltd, 31 Longworth Avenue, Cambridge, CB4 1GU. We will take all reasonable steps to resolve the problem.
Since our properties are used as serviced holiday accommodation, they are exempt from tenure under the Rent Act.
All information supplied by Camstay, is given in good faith and is based on information available at the time. All reasonable measures have been taken to ensure the accuracy of any statement made either in writing or otherwise, but we are not liable for any variation however caused.
In the event of any litigation arising from the booking of accommodation with us, the Courts in England shall have sole jurisdiction on such arising matters and English law prevalent at the time shall be applied.
